SHOPPING CENTER PROJECT SUMMARY
April 2000-- The shopping
center business is changing, EATERTAINMENT and ENTERTAINMENT are fast becoming the most
important keywords to most malls, as the industry tries to lure more people to their
malls. The LAS VEGAS STRIP BAZAAR is unlike any mall on
the Las Vegas Strip, and will appeal to every age group and every demographic, offering
quality new merchandise, name brands and unique items, at discount prices, with
personalized service and a comfortable indoor, air-conditioned atmosphere. The
product mix and pricing will keep our shoppers coming back, and the fun, unique, easy
atmosphere that will keep them happy while they're there.
The Lake Shore Group, Inc. has developed a plan to build a unique center that
will serve the mass market of those who don't regularly shop at Tiffany's or Gucci, and
appealing to a type of tenant that is desperate for such a facility.
Plans call for a (1st phase), large indoor, air conditioned center to be built on
10 of a 20 acre land parcel (providing 800+/- parking spaces) in Las Vegas. The facility will be occupied
by approximately 300 independent merchants selling name brand goods at outlet mall prices, as well as
hard to find, one of a kind type items including apparel, electronics, jewelry,
automotive, professional, toys, crafts, pet supplies, home furnishings, art work, antiques
and a FOOD COURT operated by well known name brand tenants. A synergistic,
air-conditioned environment will bring about excellent sales, a welcome attitude from the
local consumers and a welcome change for the tourists who want value for their shopping
dollar.
Tenants will enjoy operating their retail businesses from
a newly constructed, state-of-the-art building. They will also enjoy in-house
advertising through an Intranet system, world wide exposure on the Internet, advertising
on a continuous loop run on TV monitors strategically positioned throughout the mall,

General Demographics
Population doubled, economy sours, Las Vegas is
the place to be !
The hottest real estate market in the United
States. To the end of 1995, since 1988, $4 billion dollars have been invested in HGR
(Hotel, Gaming, Resort), an increase of approximately 27,000 rooms and $9.3 million
visitors. Every room generates 2.5 jobs, and it is mostly this job creation that is
causing this to be the hottest market in the nation.
Since Jan. 96', Las Vegas has over $12 billion
dollars either under construction or ready to start construction during the next 18
months. This will increase the number of hotel rooms by 35,577. Totals by the end of 97
equal 118,623 rooms.
Wall Street analysts predict Las Vegas to
continue to boom. Indications are that demand is greater than supply. Hilton and ITT turn
away more than 1 million hotel room requests per year. Mirage is constantly 110% booked.
Southwest and America West airlines handle 55% of the traffic into McCarran Airport and
they could double their capacity Fridays and Sundays based on demand.
Consumers spent $441 billion on leisure in
>95. $68+/- billion was spent on destination entertainment, with casino gaming
capturing $21.5 billion of that total.
Over 32 million tourists come to Las Vegas
annually. This is more than 4 times the population of New York City. On a typical 3-day
weekend, Las Vegas hosts nearly 250,000 visitors. In 1996 12.8 million visitors passed
through McCarren Airport (that=s 35,000/day), 13.1 million arrived by automobile and RV,
2.5 million by bus, and 84,000+ by train. The average room rate is $58.
Population projection: Year 2007 - 2 million.
Greater Las Vegas reached a population of 1 million people in 1994. State demographic
experts predict the population to hit 3 million by 2015.

in convention attendance. Currently there is over 3,400,000 sq.ft. of convention space in

taxable sales were up 15.6% over 1993. YTD 1995 up 10.7%. There is 26,700,000 sq.ft. of
existing space. Approx. 2.3 million sq.ft. built in 1990. 2 million sq.ft. came on line in
1992. Approx. 748,000 sq.ft. was added in 1993. Almost 1 million more in 1994. Average
current vacancy - unanchored-12.5% -14%. Anchored 5.2% - 9%. Lease rates unanchored $0.70
- $1.35. Anchored $0.95 - $1.70, on the Strip $5.00 - $7.00 - $12.00. Over 3 million
sq.ft. was added by spring of 1996.
Office space - Year end 1995
approx. 11,700,000 sq.ft. in the Las Vegas market. Vacancy rates - downtown 6%, suburban
east 9.2%, suburban west 5.3%. Overall 6.8% - 7.0%. Note: 2% vacancy in class AA-space.
95 overall vacancy 4%. Average weighted lease rate $1.40 - 1.65 sq. ft.
Project 2000 projects a net absorption from 1995 to 2000 will be 3,200,000 sq.ft. with
vacancy increasing from 9.6% to 10.6% by the year 2000.
Industrial - Year end 1995
approx. 38,000,000 sq. ft. Overall vacancy close to 1.8%. Split between: Backroom/Office/R
& D 15%, Service Related 26%, Warehouse/Distribution 48%, Manufacturing 11%. 1995,
2,046,000 sq.ft. under construction, of that 967,000 is build to suit. Project 2000 quote

Jobs - 51,500 jobs created in
1994, a 7.3% increase through Feb. 1996. 39,000 in metropolitan Las Vegas, with a 5.9%
unemployment rate. The City of Las Vegas was third behind Orlando #1 and Salt Lake #2.
Projecting 4% growth in 1995 to a 3% growth in >96. 2nd quarter >95 saw a 2.1% gain
in personal income growth in Nevada, leading the nation.
Residential Market - 94% - 97%
occupancy during 1994. Multi-family in Clark County increased from 55,791 in 1985 to
approximately 100,720 in 1993. This represents a growth of 74.69% (annual increase of
11.45%). Construction in 1993 added 2,600 units. In 1994, the cost per door was around
$7,500 for raw land. Today, average costs are ranging $8,000 to $9,000/door, and much is
going for $10,000 to $12,000/door. Occupancy rates will remain high due to a lack of
construction financing and a lack of apartment zoned land.
New Single Family - 1989 - 9,743
units, 47% increase. 1990 - 12,362 units, 26% increase. >91 - 11,145 units, 9.8%
decrease. 1992 - 11,255 units, 1% increase. 1993 - 14,239 units, 26.6% increase. 1994 -
18,917 units, 32.4% increase. 1995 - 16,104 units, 6.9% decrease.
Low interest rates and market
demand keeps absorption strong. Sales 1996 data counts 325 subdivisions showing 1,413
floor plans at an average price per sq.ft. of $77.21. Median price of new home increased
to $121,500 in 1994 and $125,000 in Nov. 1995. Attached Product - Townhomes and condo's
have increased their market share from 14% to 21%. Resale Homes - 12,935 sales in 1995, a
7% increase over 1994.
Master Planned Residential
Developments - 36 different communities in Las Vegas. 18 are over 300 acres, 12 are over
1,000 acres. More under construction or being proposed.
Golf Courses - 25 existing, 4
under construction. 15 more proposed or in design stages. Demand far exceeds supply.
Gold Production - #1 State in
U.S. gold production. Reached 6,800,000 troy ounces in 1994, and 23,200,000 troy ounces in
silver. Nevada mines 6.4% of the world's gold production.
BLM land still very much
protected. 86% of Clark County is owned by the Federal Government. Most of the BLM
exchanges have occurred south and east of McCarran airport, and south of Spanish Trail.
Newest Transportation Arteries -
Beltways, airport connector, Desert Inn Super Arterial, Sahara Fly/Over, 2nd Phase Spring
Mtn. Interchange, Russell Rd. Interchange, Arterial improvements, Resort Corridor Study
and Spaghetti Bowl Study. Over a billion dollars in current improvements.
Monorails, trains, subways,
people movers, pedestrian bridges, and skyways are all being considered to ease congestion
along the Las Vegas Strip. Based on projections, the city will need 18 new North/South
lanes and 22 new East/West lanes to handle Las Vegas Strip traffic by the year 2010.
Resorts are actively looking for other solutions, to avoid cutting into their casino
space. A 4-lane frontage road east of I-15 running behind (west) the Hacienda, Luxor,
Excaliber, New York/New York, Monte Carlo, Bellagio, Caesar's, Mirage and connecting to
Industrial. This is 3 years away, and should ease immediate traffic concerns.

The Las Vegas Convention and Visitors Authority is expanding its convention facilities
with 321,000 square feet of exhibit and meeting halls, bringing its square footage to over
1.6 million square feet. It will be the largest facility of its kind upon completion.
Star of the Desert Arena in Primm
accommodates more than 6,500 fans for concerts, athletic events and conventions in this
new special events center.

Fantasy Theater, at the Gold River Hotel and Casino in Laughlin, opens the curtains for
Flash: A Magical Mystical Adventure, an elaborate Broadway musical complete with illusions
in its new luxury 350-seat showroom.
Gameworks is the ultimate in
arcades. Located next to the Showcase Mall on the Las Vegas Strip, Gameworks has 300 Sega
video games for playing selection, along with a 75-foot climbing wall.

Colorado Belle Hotel Casino in Laughlin has a new 5,000 square foot Boiler Room micro
brewery & restaurant.
In Las Vegas, the Harley Davidson
Cafe features a "Giant American Road Food" menu and the largest collection of
Harley-Davidson memorabilia in the 90-year history of the company.
MGM features the Rainforest Cafe, a
unique dining environment filled with animatronic wildlife. Also new is the Studio Walk
retail center with the legendary Brown Derby restaurant and Studio 54, a New York style

Desert Pines Golf Course is a $20 million, 6,810-yard course east of Las Vegas. Patterned
after Pinehurst in South Carolina, it is dotted with over 3,000 trees, some already 40
feet tall.
Mount Charleston Golf Resort
provides a unique experience for families with a nine-hole course and the Alpine Village
which offers two 18-hole mini-golf courses, an arcade, 1,700 square feet of specialty
shopping and an ice skating rink.
Primm Valley Golf Club's first
course, known as the Lakes Course, has seven large lakes on the 6,945-yard, 71 par
facility.

to as Project Paradise) in Las Vegas features a 43-story resort surrounding a 10-acre
tropical lagoon complete with an Hawaiian-style surfing beach and a swim-up shark tank. Pavarati and Dilan opened this hotel,
it is quite spectacular.

The MGM Grand The MGM Grand in Las Vegas,
touted as the "City of Entertainment," completed a $750 million renovation, and
expansion of its convention center in spring 1998. A new 45-foot tall, 50-foot-long
glistening lion that looks like liquid gold has been added to the exterior entrance. The
lion, perched atop a 25 foot high pedestal, is the focal point and icon for the nation's
largest hotel.
Paris Casino Resort Paris Casino Resort includes a
50-story replica of the Eiffel Tower to Las Vegas' skyline, in addition to 3,000
well-appointed rooms, nine restaurants, a health spa, and convention center.

Residence Inn by Marriott
welcomes guests in its 255 extended-stay suites that are equipped with kitchens and all
the comforts of home. Located in the Howard Hughes Center in Las Vegas.
The Resort at Summerlin (recently renamed The Regent) The Resort at
Summerlin,
opened in 1999 in the Las Vegas Valley, with a total of 456 rooms spread
between two hotels on a 54-acre, five-star complex. They did a lovely job,
and though the property got off to a rough start, it's bound to be a success.
In Spring 1999, the Ritz-Carlton
at Mountain Spa in Las Vegas was scheduled to present 480 indulgent suites and 46 villas, a
decadent spa, 27 holes of championship golf, five restaurants, a convention center, and
seven tennis courts.
Sunrise Resort and RV Park in Las
Vegas Sunrise Resort and RV Park in Las
Vegas has more than 300 kitchenette suites, 240 full-service RV spaces, a clubhouse, a
new casino, and a courtyard complete with picnic tables and gas BBQs. The
property was purchased by Arizona Charlie's and is doing quite well.

in Henderson has 450 beautiful rooms, a 13-screen movie theater, six restaurants, a micro
brewery, retail shops, a swimming pool, and a Kids Quest child-care facility.
The Venetian The Venetian brings Venice,
Italy to Las Vegas with 6,000 luxury suites, two state-of-the-art casinos, 15 world-class
restaurants, a convention center, and 150 prestigious specialty shops. Gaming license applications were approved
2/99 and the hotel has been a success, despite some opening jitters.

Fashion Outlet of Las Vegas Shopping
Fashion Outlet of Las Vegas adds 400,000 square feet of high fashion shopping as well
as restaurants. Fashion Outlet was acquired in Feb. 2000, and plans to expand
are in the works.
The World of Coca-Cola, Las Vegas The World of Coca-Cola, Las Vegas
opens
its doors to four stories filled with shops and a museum that showcase everything that is
Coke.

The Las Vegas Sky Diving Center
at the Jean Airport offers skydiving lessons and planes for adventurers in the clouds.
Nevada's oldest and largest helicopter
operator, Sundance Helicopters, provides visitors with one-of-a-kind sky-view tours of the
Grand Canyon, Bryce and Zion National Parks and Mount Charleston. Sundance now offers the
"VIP" tour of the Valley of Fire.

By summer 1998, McCarran International Airport now has 70 additional
gates in the new "D" terminal and four new baggage claim carrousels.
Direct flights from Japan to Las Vegas have begun. McCarran is making a big push for
International visitors.
